Choosing an Agent

An Agent, unless specifically disclosed otherwise, represents the seller in any transaction for the sale of a home.  It is the Agent’s fiduciary duty to protect the seller’s position at all times.  An option for you, however, is to enter into a contractual agreement called a Buyer’s Agency.  Simply put, it allows the Agent, with whom you are working, to be your representative and to put your interests above all others.  Potential benefits of being represented by a Buyer’s Agent include:

  • The Agent can develop a CMA (Comparable Market Analysis),
    revealing at what price similar properties in the area have been listed for and sold for
  • The Agent can reveal to you any information about the seller the Agent has been able to ascertain
    (i.e.:  potential concession or other information which may be to your advantage)
  • Information about property value trends that may influence your decision about a certain area

If you want an Agent to represent you, be sure that you note you “want a Buyer’s Agent”. 

When choosing a Realtor, the most used source is a reference from family, friends or co-workers.  Be sure they have had a positive experience with an Agent.  You can also check your local newspapers and home magazines, or there are various Internet sites available to find a Realtor. 

Other aspects to review when choosing an Agent include:

  • A sense of professionalism.
  • A full-time Broker committed to the profession.
  • Familiar with the area in which you are looking.
  • Familiar with the price range in which desire.
  • References from previous sellers.
